Phase 1 – Completed

In order to support the rehousing of the existing tenants, a phased demolition programme was developed. Phase 1 of the redevelopment saw the demolition of 74 properties in February 2017, with the construction of the first 53 new social rent homes starting on site in March 2017. 

For this phase, the housing mix consisted of a variety of different housing types in order to cater for the current and future needs of the local community. This included, 2 bedroom cottage flats; 2, 3, 4, & 6 bedroom houses; 2 & 3 bedroom amenity bungalows, and 2 & 3 bedroom wheelchair bungalows. Full details of the housing mix can be found in the project summary leaflet. Phase 1 was completed fully in March 2019, with properties occupied in a number of phases prior to this date.

In addition to the provision of affordable housing this phase of the regeneration also included the provision of 3 retail units, replacing those previously located within Fraser Avenue. The retention of these shops was seen as critical, with over 650 signing a petition of their retention. The location and site layout for the new shop units were established during the pre-planning community consultation workshops and subsequently enshrined in the Planning Permission in Principle Approval for the masterplan for the wider estate regeneration granted on 28 April 2016. Located at the junction of Fraser Avenue and Hillend Road, the retail units were completed in August 2019.

In 2019, Phase 1 was shortlisted for a variety of awards, including the CIH Excellence in Regeneration award and the SURF Housing and Regeneration award.
