Since April 21 we have been very busy carrying out improvement work to our existing homes. We weren’t able to do all the work we had planned during 20/21 so this year has meant we are carrying out 2 years’ worth of planned improvement work in 1 year. Below you can see what we’ve been doing in our latest Asset Management Update.
We’ve listed some of the work that has been progressed in 21/22 below:
- External and common area re-painting: We have carried out our cyclical painter work programme on 642 properties in various schemes.
- Gas boiler replacement: We have allowed for upgrading 175 gas boilers and so far we have done just over 140 throughout Fife. We are currently carrying out a heating replacement project at Tollhouse Gardens, Perth.
- Full kitchen replacements: Our kitchen replacement programme restarted in June and we have completed just under 90 kitchens. We have completed properties at John wood Houses, Link Road, Kirkland Walk, Stewart Court, Younger Gardens and Daly Gardens.
- Renewal of communal stair vinyl: Our Stair vinyl replacement programme to 27 Stairwells is complete. Some of the completed blocks are located in The Henge, Glenrothes, Kirkside Court, Leven, Forth Place, Burntisland, and at various locations throughout Dunfermline.
- Window and door replacements: This programme involved replacement windows to 497 properties and replacement doors to 220 properties and we are nearing completion. Some of the schemes we have worked in include Hill Court, Denvale Gardens, Locheil Gardens, Lily’s Lane, Claymore Court, Kings Place, Chief’s Close, Mitchell Place, Mellor Court, Rose Gardens, New Grange Crescent, McDonald Court, Fairfield Avenue and many more.
- Replacement door entry systems: Whilst we are replacing common doors to our flatted blocks we have also upgraded the door entry systems to 27 blocks providing new style panels and handsets.
- Bathroom replacement at various properties throughout Fife: This programme is for the replacement of 370 bathrooms. We completed bathroom replacements in Appin Crescent, Denbeath, Coaltown of Wemyss Denvale Gardens and The Henge. Unfortunately, the contractor we were using on this project went into administration so we will continue the work once a new contractor has been appointed.
- Roof replacement at various properties throughout Fife: We have completed a number of roof replacements in Coaltown of Wemyss and High Valleyfield.
- General Fencing Repairs and Upgrade Work: Fencing replacement work has been completed to the rear gardens at properties in Bow Street, Barncraig Street and Wall Street, as well as Fairfield Avenue.
We have also worked through a number of safety-related projects such as replacing smoke detectors that are 10 years old, adding smoke detectors into living rooms where required and carrying out Electrical Safety Inspection Reports. Some of these items have had to be carried out quickly to meet changing legislation and we are grateful for your support and cooperation.
We are currently working on the 22/23 programme and the list below has some information on what this includes:
- External and common area re-painting: Preparation for starting the painterwork programme to 584 KHA properties including common stairwells is underway. Letters will be issues as the programme is confirmed by our contractor Mitie.
- Gas boiler replacement: We have an allowance for around 160 boilers to be replaced as required through the year. These are boilers that have reached the end of their life as identified by our gas servicing & maintenance contractors.
- Full kitchen replacements: We have a large kitchen replacement programme for the coming year with over 250 replacements being planned. The schemes included in this programme include Fairfield Avenue, Leslie Court, McDonald Court, Angus Court, Toll House Gardens, Robert Smith Court, New Flockhouse, Saunders Court, Locheil Court, Crannag court and much more.
- Renewal of communal stair vinyl: Our Stair vinyl replacement programme to 7 Stairwells will take place at Merlin Court, Duncan Crescent, Lily’s Lane, Lawrence Street and 219 High Street, Kirkcaldy. Letters will be issued soon confirming this work and our contractor DNA will provide specific information on what to expect.
- Window and door replacements: We have another large programme of window and door replacements. So windows will be replaced in Knox Gardens, Robert Smith Court, Skibo Court, Anderson Street, St Michaels Drive, Erskine Road, Hackston Place, Eddie Court and East Street in the coming year. With External Doors to be replaced in Marine Park, Locheil Gardens, Rose Gardens & Erskine Road. Windows & external doors are being replaced at Caithness Court, Menzies Court and McKenzie Court.
- Replacement Door entry systems: Whilst we are replacing common doors to our flatted blocks we will upgrading the door entry systems to 18 blocks.
- Bathroom replacement at various properties throughout Fife: We have programmed 391 bathroom replacements to take place during 22/23. We will also carry out replacements to those we were not able to complete in 21/22. The bathroom replacements are due in Hill Street, Halford Court, Cunzie Street Denvale Gardens (phase 2), Locheil Gardens, Caithness Court, Newark Street, Hill Court, Rose Gardens and Claymore Court.
- Roof replacement at various properties throughout Fife: Some further roof replacement work will take place in Crannag Court Glenrothes and Lochhead Row, Coaltown of Wemyss.
- General Fencing Repairs and Upgrade Work: Fencing and gate improvement works have been identified in High Valleyfield, Denbeath, Coaltown of Wemyss and Angus Court.
